Inside, we replaced carpet in all but 2 upstairs bedrooms. There is hardwood Brazilian Rosewood in the living room, Italian porcelain tile in kitchen, dining, stairwell and upstairs landing. Completed remodel in master bedroom/bathroom one year ago, new carpet and vanities. Other 2 bathrooms got new linoleum tiles, while all three got new toilets.
After the construction has finished, we plan to repaint inside the house, and replace the dishwasher in the kitchen. Inasmuch as I waited 15 years for my son's dog to pass away so that I could replace the carpet with hardwood and tile, I am hesitant to allow pets into the house going forward.

Every apartment I ever rented required first, last and a security deposit. In Santa Monica with much higher rents I realize this is a hurdle for many prospective renters and am willing to work with a tenant to spread that initial first/last/security over three months rather than all at once.
I mentioned a minimum one year lease as my son believes his wife and children will arrive in California at the end of January 2016 or early February 2016 at which point I will need the townhouse for them. Standard 12-month lease would be December 2014 to November 2015, and we would offer month-to-month from December 2015 to January 2016 or until such as time as his family arrives. We should know a better timeframe towards the end of 2015 and will provide at least six months notice to the tenant.,
