Our thorough Tenant Screening service provides TransUnion credit checks and nationwide criminal, sex offender, fraud and eviction records.   1. Step 1: Compliance & Registration Procedure
    Why do I need to get Registered & Compliant?

    In order to process credit reports on individuals, our Tenant Screening Departmentis required by Federal Law and bureau regulations to obtain specific information on the person and/or company requesting credit reports. To have access to your potential tenant's private information, your own identity must be established and permissible purpose for the information requested must be documented.

    Please find the forms necessary to meet these compliance mandates by clicking on the blue "Register Now" button at the top of the page. Please note that your registration and compliance packet may take up to 24 hours to process.

    Once approved, registration lasts for life and you will be able to receive credit reports from Westside Rentals 7 days a week. A "Credit Verified" icon will also be added to all of your current and future property listings on WestsideRentals.com, alerting members that you use our credit services.     What is the Compliance & Registration Procedure Establishing?
    • That you are a creditor (landlord, manager or agent) and that you have permissible purpose under federal law to receive credit reports. Fair Credit Reporting Act, Section 604 [15 U.S.C. 1681b].

    • The registration process provides a written contract that you acknowledge the federal credit reporting laws and policies in place to protect tenants from identity theft.

    • That you are compliant under the Fair Credit Reporting Act, Section 607 [15 U.S.C. 1681e].

  2. Step 2: Optional One-Time On site Office Inspection
    $75 Inspection Fee with No Annual Registration

    In order to be eligible to receive potential tenant's Detailed Credit Report, a ONE-TIME inspection must take place at your home or business office. At the time of inspection, you must show ownership of a locking filing cabinet and document shredder where the applicant's report will be stored securely and destroyed once the application process is complete. This is to help undermine identify theft and to protect the personal information of any prospective tenant. Once you are Registered & Compliant with the Tenant Screening Department, we will submit a request for the office inspection to take place. The inspection DOES NOT slow down the registration process.

  3. Step 3: Decide Which Tenant Screening Product is Right for You
    • TransUnion Credit Reports
      • Members FREE

      • Non-Members $10

      Westside Rentals Tenant Screening Department pulls all credit reports through TransUnion. TransUnion releases two types of credit reports: the Summary Scorecard Report and the Detailed Credit Report. Both are free for applicants that are Westside Rentals members and $10 for non-members. The Summary Scorecard Credit Report provides you with a passing or failing grade based on the applicant's credit score and history. While this is an informative and helpful tool for landlords, you are not given access to any specific information found in the Detailed Credit Report or Credit FICO score; you are just given a pass or fail decision.

      To have access to Detailed Credit Reports, which include a potential tenant's full credit history and credit score, a one-time home or business office inspection will need to occur to verify that the information given to you will be secure. Please see Step 3 for more information.

    • Nationwide Bundle - Recommended!
      • Members $30

      • Non-Members $30

      The Nationwide Bundle provides landlords with a TransUnion credit check (in the form of a Summary Scorecard Credit report or Detailed Credit Report, depending on what you sign up to receive), a nationwide background check (criminal, sex offender and fraud records) and a nationwide eviction search. The Westside Rentals Tenant Screening Department highly recommends fully screening potential tenants with the Nationwide Bundle!

  4. Step 4: Credit Check Procedure
    Fill Out a Tenant Screening Application

    Once you are registered and compliant with us, you can begin submitting applications. You can email the applications to Reports@WestsideCreditReports.com or fax them in to 888.938.1116. Please include a cover sheet indicating:

    • Your name and a contact phone number.

    • Which Tenant Screening Product you are requesting: Summary Scorecard Report or Detailed Credit Report (depending on what you're approved to receive) - or - Nationwide Bundle (Recommended).

    • Method of payment if necessary. (Please see the box to the right for accepted methods of payment).

    • An email address or fax number to send the results to.

    • Please make sure that the application is completely filled out and that the applicant has provided their full legal name, social security number, date of birth, current address and approximate monthly income. The application must be physically signed by the potential tenant - typed signatures will not be accepted!

    • Please be sure that the application has been filled out, signed and dated within the last 14 days of signature. Applications older than 2 weeks will not be accepted!

    You will receive same day results on applications submitted before 4 pm Monday through Sunday!

    Methods of Payment

    The Westside Rentals Tenant Screening Department will process the tenant screening application in the order received and call the landlord if there are any problems. Once we have the results, we will immediately fax or email them to the landlord. If a charge is associated with the tenant screening product (either for the TransUnion Summary Scorecard Report, Detailed Credit Report or Nationwide Bundle) please either email us or indicate on the fax cover sheet how you would like to pay for it.

    Payment options include:

    • Landlord credit card on file.

    • Credit card over the phone.

    • Credit card written on tenant screening application.

    • Credit card or cash in any of our 8 office locations.
