Spring Valley is a 7-ish square mile Census Designated Place within San Diego County. It borders other unincorporated territories like La Presa, Rancho San Diego, and Casa De Oro-Mount Helix in the eastern outskirts of the county, just southeast of the cities of Lemon Grove and La Mesa
. Spring Valley is small and fairly rural, with public spaces that boast a lot of green and a relatively high undeveloped land quotient. Spring Valley is awash in single-family homes—about 60% of which are owner-occupied—and gives off a small-town feel.
While residents enjoy seclusion and privacy here, would-be commuters will note that the area is not ultimately very far from San Diego
proper; Route 94, which borders Spring Valley's western terminus, can deposit drivers in Downtown San Diego
pretty directly—though, of course, traffic is what really dictates how long this trek will take. Between Route 94 and Route 54, the area is well connected to other major arteries for the county (like the 8 freeway).
