Check-In / Check-Out:
* Check-in: 4:00 PM or later (unless approved)
* Check-out: 11:00 AM
* Late check-out fee: $100 per 15 minutes after 11:00 AM
A signed check-in form is required before arrival and includes ID upload, selfie, and agreement to house rules. Access codes are not issued without completion. Reservations may be canceled within 24 hours of booking if house rules are not accepted.
Guest Requirements:
* Primary renter must be at least 25 years old
* Booking profile must include photo, phone number, and email
Noise & Neighborhood:
* Quiet hours: 10:00 PM 8:00 AM
* No parties, events, or gatherings
* Zero tolerance for noise complaints
Visitors:
* Visitors must be approved in advance
* Unauthorized visitors: $250 per person
Pets:
* No pets allowed
* Unauthorized pets: $250 per pet plus cleaning costs
* Service animals may have stayed previously; allergen-free conditions are not guaranteed
Smoking:
* No smoking anywhere on the property
* Smoking remediation fee up to $2,000
Damage & Property Use:
* All damage must be reported before check-out
* Guests are responsible for damage, missing items, or excessive cleaning
