Contract and Receipt
Client has tendered to Mark Verge, DBA, Westside Rental Connection, herein known as Company, $60.00 (60 day Basic Membership), $70.00 (60 day Dual Membership), the receipt of which is hereby acknowledged. It is agreed that this constitutes full and complete payment for services described in this contract. Westside Rental Connection is a prepaid rental listing service licensed by California Department of Real Estate in the business of supplying prospective tenants with listings for residential real estate properties for tenancy. Company agrees to make available to Client via the Internet, listings obtained by Company of residential units available for rental. It is agreed by both Company and Client that only the named Client is entitled to the service provided by Company. Company does not represent or act as agent on behalf of the owner(s) of the properties listed and made available to the Client. Company does not guarantee the accuracy of information provided by owners, managers, agents, or representatives of any residential unit listed by Company and made available to Client as to said property listed. Company promises, however, to make every good faith effort feasible to ensure the accuracy of information provided to Client. Company does not promise Client that Client will enter into agreement with any owner of any property listed by Company for the rental of any residential unit. It is agreed by both Client and Company that the service provided by Company to Client is limited to providing information to Client as to residential units reasonably believed to be available for rental. Company promises to make every good faith effort feasible to ensure that only current and up-to-date listings are provided to Client.
Right to Refund
If within five days after payment of a fee, the licensee has not supplied the prospective tenant with at least three available rental properties meeting the specifications of the contract as to (I) type of structure, (ii) designated area, (iii) furnished or unfurnished (iv) number of bedrooms (v) maximum rental and (vi) any other specification expressly set forth in the contract, the full amount of the fee shall be refunded to the prospective tenant upon presentation of evidence of such failure within 10 days after the expiration of the five day period. The prospective tenant is not entitled to a refund if the prospective tenant obtains a rental through the services of the licensee.
If the prospective tenant obtains a rental other than through the services of the licensee during the term of the contract, or if the prospective tenant does not obtain a rental through the services of the licensee during the term of the contract, the licensee shall refund the fee received in excess of a $50 service charge to the prospective tenant within 10 days after the prospective tentant supplies either (i) reasonable documentation of the prospective tenant's new rental or of the fact that the prospective tenant did not move ,such as a lease, rental agreement, utility bill, with sufficient information to verify that the new rental was not obtained through the services of the licensee or that the prospective tenant did not move, or (ii) if the prospective tenant is unable to locate or provide that documentation, the prospective tenant may, at his or her option, fill out a written form provided by the licensee and signed by the prospective tenant under penalty of perjury stating that he or she did not obtain a rental through the services of the licensee during the time of contract.
To be entitled to a refund in excess of the fifty dollar ($50.00) service charge, the prospective tenant must mail or deliver the demand for refund not later than 10 days after the expiration of the contract, and must supply either (i) reasonable documentation of the prospective tenant's new rental or of the fact that the prospective tenant did not move, such as a lease, rental agreement or utility bill, with sufficient information to verify that the new rental was not obtained through the services of the licensee, or that the prospective tenant did not move or (ii) a written form provided by the licensee and signed by the prospective tenant under the penalty of perjury stating that he or she did not obtain a rental through the services of the licensee during the time of contract. The documentation may be supplied after the demand for a refund is mailed or delivered, provided that it is supplied within a reasonable time after it becomes available."
The purchase of any goods or services other than the provisions of listing of residential/real properties for tenancy is optional.

This contract is for your exclusive use only. Proper identification must be presented with proof of registration each time additional rental information is requested. A person who purchases rental information for purposes other than that of locating a rental unit for personal use shall not be entitled to the return of any part of the fee paid to the agent.

Westside Rentals Relocation Terms and Conditions
The WestsideRentals Gold Relocation Services Package is for prospective renters that are in need of high-level personal assistance to find a rental property. Anyone that signs up for Gold Relocation Services are herein after referred to as Subscriber. The "Subscriber" is purchasing the Gold Relocation Service package for up front, non-refundable, fee of $350.
Gold Relocation Services offers subscriber a 60 day "Full Membership" to Westsiderentals.com, One-on-one consultations, One day of appointments set by Westsiderentals Gold Relocation staff and a personally driven by a field representative.
Westsiderentals guarantees a minimum of 4 set appointments. More appointments may be set, but are not guaranteed. Appointments are set for one day only and may not be extended to any additional days. If any extra days are needed, an extra charge shall be incurred.
Gold Relocation Service does not guarantee the landlord's approval of Subscriber as a tenant. Westsiderentals does not prescreen subscriber with credit checks and/or any info regarding social security numbers or bank account information. Approval of rental unit is solely based on property owner's discretion.
Cancellation of a Gold Reclocation appointment with less than 48 Hour notice entitles you to NO refund. The appointment scheduling department and the driver are secured, therefore cancellation with less than 48 hour notice incurs charges for WestsideRentals.
If no rental agreement is signed using the Gold Relocation Service, there will be no refund of any portion of the upfront fee of $350.
No refund shall be granted for any cancellation of a scheduled appointment within 48 hours of start time. Appointments may be postponed, but cancellations do not offer an automatic refund.
Extension of set appointments while out on the day of appointment is not allowed. A refund may not be granted due to changes made to search criteria by the subscriber.
*Refunds are at the discretion of any WestsideRentals Manager.
ADDITIONS THAT SHOULD BE MADE
We ask that Relocation clients be 15 minutes early to our office in order to go over the listings and to ensure that we make our first appointment. Any appointments missed as a result of the client being late will not be rescheduled.
Clients cannot change their criteria within 48 hours of their relocation time. Since we are scheduling the appointments based on the information you have given us, we ask that you make any changes you might have before we start scheduling the appointments.
Having the full membership on WestsideRentals.com means that you can add listings to your Favorites, and we can view as well as schedule appointments for listings you like. However, we cannot guarantee that you will see any one particular property, although we do guarantee 4 appointments.
The appointment schedule you receive when you come to our office is a set list. You cannot make or change any appointments that we have already scheduled.
