1. SUFFICIENT INCOME.
Your monthly income must be at least 2.5 TO 3 TIMES the amount of the rent of the rental you are applying for. Your income must be stable and expected to continue for at least the term of the projected lease, which is usually a minimum of 1 Year. NOTE: Tenant's receiving government housing assistance, may provide alternative documentation for proving reliability to qualify. (Senate Bill 267.) We do not accept the following as proof of income: 1. Cash income that is not reported in your tax returns, and 2. ALL Self-employed applicants must provide recent TAX RETURNS as proof of income. We use the NET PROFIT as your qualifying income.

2. GOOD CREDIT RATING & BACKGROUND HISTORY.
You will need a good credit rating. (A score of 675-700+ is needed.) NOTE: Our office contracts the screening services with "Equifax Credit Services". Applications are taken in the order they are received. Note: If you pay for the formal application, you may request a copy of your credit report.

3. GOOD RENTAL HISTORY. You need to provide evidence that you have been able to maintain a "similar" rental (as what you are applying for) in good standing. We will need written verification of rental history from your current landlord.
