#1. SUFFICIENT INCOME.
Your monthly income must be at least 2.5 TO 3 TIMES the amount of the rent for the rental you are applying for.
Your income must be stable and expected to continue for at least the term of the projected lease, which is usually 1 year.

#3. GOOD RENTAL HISTORY. You need to provide evidence that you have been able to maintain a "similar" rental (as what you are applying for) in good standing. We will need written verification of rental history from your current landlord.
