The ideal tenant is someone who is looking for a short term rental with the possibility of extension. The rental agreement is for 3 months, then month to month thereafter. We can provide a 30 day notice before we will need the unit to be vacant. We also host open houses most Sundays from 1-4pm, so we will need the unit to be vacant during that time - but we will provide 72 hour notice before each open house.
We also might need to show the unit to prospective buyers at other times, but those showings will only take 30 minutes. We will provide 24 hours notice for those.
Because we know this is an inconvenience, we are offering a rate far below market value for the first 3 months. For the first 3 months, the rate is $1,490 per month, ALL UTILITIES INCLUDED except for cable and internet.
Once the 3 month term expires, the rate goes to $1,990 per month, still with all utilities included. Once our house is sold, the new owner will have the right to negotiate a new agreement with the tenant, or decide if they want the ADU to be vacant. Tenant can also decide to move out after the 3 month term.
