Rental Criteria
Qualified applicants will:
1. Have first toured through the property by an owner approved agent.
2. Have a combined verifiable minimum income of 3.5 times the monthly rent.
3. Have a minimum Trans Union Resident Score of 720 for each applicant (unless covered by SB 267).
4. Applicants must not have any criminal or civil misconduct convictions for crimes considered harmful to people or property (unless exempted by local law).
5. Have no prior evictions, unlawful detainers, or collection records for non-payment of rent.
6. Have no co-signors or guarantors.
7. Have all prospective occupants over the age of 18 submit a separate and complete application that includes the following documentation:
• a copy of current government issued (non-military) ID.
• favorable rental history references for each applicant for the current and most recent property managers. Must provide their contact information, including phone number and email.
• checking and savings bank statements for the prior 3 months.
• proof of verifiable income for each applicant. (NO screenshots accepted)
o Work for a company: copy of last 2 months of paycheck stubs containing year-to-date info.
o Work for yourself: a copy of prior two years tax returns and your business bank statement for the previous 3 months (each document must include all pages).
o Otherwise: proof of other income such as entitlements, disability, financial support payments, liquid assets, personal savings/bank account, or stocks.

Please note:
• All occupants are required to provide and maintain rental insurance with liability coverage of a $300,000 limit prior to move in.
• The first fully complete application is processed first, and if it meets the qualifications, will be selected. Applications that fail to include required information or documentation will not be considered a fully complete application.
• First month’s rent and a $2,800 security deposit due at the time of lease signing.
